A 22-story tower, 260 Washington Street in the historic four corners district. The bold beautiful art deco design will feature approximately 207 residences, including studios, 1-, 2-, and 3-bedroom apartments along with 67 affordable housing units, along with 4,000 square feet of retail space. If completed, it will help revitalize the southern part of downtown Newark. In June 2024, the project was approved for a $74 million Aspire tax credit from the NJEDA, covering a significant portion of its estimated $123.8 million cost. Site prep and demolition were largely completed by 2024/2025. Following the completion of the Hanini Group’s nearby “10 Commerce” project, the team shifted focus and contractors toward The Metropolitan. The “Good Neighbor” Program Interestingly, the building plans to implement a program where tenants can earn rent credits in exchange for volunteering at local Newark nonprofits.
