A 14-story tower located at 93 Orange Street in the historic James Street Historic District. The bold creative design will feature approximately 350 residences, including studios, 1, 2, and 3 bedroom apartments along with 70 affordable housing units, along with 8,500 square feet of retail space. If completed, it will help revitalize the Broad Street Station area and further create a transit village around the station. In June 2024 the project was approved for a $90million Aspire tax credit from the NJEDA, and a 30-year tax abatement from the City of Newark. In late January 2026, the Newark Central Planning Board granted the project a one-year extension. This was necessary to maintain valid approvals while the development team finalized over $130 million in construction financing. Residents will have access to a penthouse sky lounge, a fitness center, a clubroom, and an outdoor pool with a grill station and spa. The building was designed by the BKV Group. Its location is strategically significant due to its proximity to the I-280 exchange and one of the state’s busiest commuter rail stations. While the project is seen as a major step for the redevelopment of the North Downtown area, local discussions have noted its height is relatively modest compared to other nearby 40-story proposals (like those at 96 Clay Street or the IDT site), with some urban planners suggesting the site could have supported even greater density given its transit-adjacent location.
